Unfortunately, construction companies not only in WA but all over Australia have been shutting shop over the past few years. This has left many clients in difficult positions trying to claim insurance, calculating their losses and scrambling to find a builder to complete their project. Between 2021-2022 around 94 West Australian construction companies shut down (data from ASIC). Already this year, we’ve seen more Perth builders adding to this number.

Some of the reasons Perth building companies are going under are related to fixed-price contracts, increasing supply and labour costs and from what we’ve noticed, severely under-quoted jobs.

The Problem

We are seeing many cases of builders who have claimed large sums of money for work that has barely been done. They’ve done ‘quick finish jobs’ to slap on a front door and get to lock-up stage leaving much to be completed that would have otherwise been done by this stage. This means clients have paid for work that hasn’t been finished and are now dealing with a large job that exceeds the original contract price.

We’ve had multiple clients recently enquire about getting their half-finished homes and developments back on track. We know better than anyone that time is money so the longer these builds are left sitting the more money the client wastes.

Home indemnity insurance (HII) covers the home owner and subsequent owners against the loss of deposit (up to $40,000) or the completion or rectification of the building work (up to $200,000) should the builder die, disappear or become insolvent within six years from the date of practical completion. – Home Building Contracts Act
